BROKERAGE MODEL FOR BUYERS AND SELLERS Be Real Inmobiliarios acts as a professional intermediary, providing a structured and balanced service to both the seller and the buyer.
For the Seller: The agency performs property valuation, market analysis, marketing strategy definition, lead management, visit coordination, and full support until the transaction is formalized.
For the Buyer: We offer real estate advisory, access to relevant property information, guidance during the decision-making process, negotiation coordination, and support in the pre-closing phases. The agency’s role does not replace the decision-making authority of either party. Our function is to provide a professional, transparent, and organized framework to ensure the correct development of the transaction, with sufficient information and aligned expectations.
PROFESSIONAL FEES Be Real Inmobiliarios fees are generated as a result of the brokerage and advisory work provided to both parties. They are calculated based on the final sale price of the property. The applicable percentages are as follows:
From €100,000 to €250,000: Fee of 1.5% from each party.
From €250,000 to €500,000: Fee of 2% from each party.
From €500,000 and above: Fees starting from 2.5% from each party.
Minimum Fees To ensure the proper provision of professional services, a minimum fee is established based on the sale price:
For properties with a sale price below €100,000, a minimum fee of €2,000 per participating party applies. All our fees are subject to the current VAT.
At Be Real, we stand for clarity. We want you to know exactly which services you are hiring and who bears the management costs in accordance with the Urban Leasing Law (LAU) and Law 12/2023 on the Right to Housing.
1. Primary Residence Rental (Long Stay) For contracts intended for permanent residence, we strictly comply with current regulations:
Real Estate Management: Intermediation fees and contract formalization costs are borne by the Lessor (Landlord).
Cost for the Tenant: The tenant pays €0 in agency fees. They are only responsible for the corresponding legal amounts (security deposit and current month’s rent).
2. Non-Residential Rentals For cases not governed by Article 20.1 of the LAU regarding primary residence:
Commercial Premises and Offices: 1 month's rent + VAT (Payable by the Tenant).
Seasonal Use: Proportional to the length of stay (Subject to agreement).
3. Additional Services (Optional)
Rent Default Insurance: Processing and advice to protect your investment.
Utility Management: Change of ownership for electricity, water, and gas.
Cleaning and Setup: Professional preparation of the property.
